Meet Makers Mile, a premier warehousing development at 16-18 Industrial Dve that caters to a broad spectrum of businesses, from potters and bakers to traders and tinkerers.
The project, led by Melbourne-based developer Uno Projex and constructed by Rossiter Constructions, offers purpose-built spaces currently for sale through Gagliardi Scott Real Estate.
According to Gagliardi Scott Real Estate director Rocky Gagliardi, Uno Projex founder Olivia Ross envisioned a fresh space for local businesses keen on making their mark.
“She was very enthusiastic about the site as soon as she saw it, and once she got a footprint on it, she set about outlaying this plan, which is a bit different from the norm,” he said.
The development comprises 37 versatile units ranging from 40 to 575 square meters.
It is designed for both traditional and modern uses, attracting tenants from various business sectors, including tradespeople looking to expand their operations and professional service providers establishing their headquarters.
“The spaces are to be built for those who have worked hard to build a business and spent years cultivating their skills and for those who are passionate about what they do,” Mr Gagliardi said.
“It could be retail, a small bakery, a food shop, or even an office where you could have a solicitor’s, a lawyer’s or an accountant’s firm in there.”
The purpose-built spaces are currently for sale through Gagliardi Scott Real Estate.

With the leadership of local real estate agents to mirror the demands and desires of the community, Makers Mile aims to reflect its residents’ unique identity and aspirations.
“The Uno Projex team were very open and listened to us explain what Shepparton needs,” Mr Gagliardi said.
“They’ve tailored it to the needs of the region of Shepparton and country areas and deliberately planned it in the way it’s constructed to adhere to those demands.
“My personal belief is Makers Mile sets a different mark for future development projects in Shepparton.”
Rossiter Constructions has engaged a growing list of local contractors and sourced materials locally to construct the business hub.
Furthermore, they have invested in local sponsorships and are getting involved as much as possible.
“They don’t want just to come, build, and leave,” Mr Gagliardi said.
“They want to stay, develop, try to get a footprint, and build a reputation in regional areas.”
A soft opening event with a barbecue day is planned for mid-May, allowing the community to meet the developers and learn more about the opportunities in store.
Though it may only have panels installed by then, plans are afoot for Makers Mile, with a completion date set for early 2026.
“It’s going to be a great development for the town, particularly for our economy and job market, and it will be an exciting venture for many small local businesses,” Mr Gagliardi said.
Makers Mile is under construction and is expected to be completed by early 2026.
